How this calculator works
Apply the agreed percentage to the sale price. This version excludes tax on the service. Seller proceeds here deduct only this fee, before mortgage payout, legal charges, transfer taxes and other closing adjustments. Commissions are negotiated and no rate is prescribed by this calculator.
Formula
Commission = sale price × commission rate. Seller proceeds = sale price - commission. Implied commission rate = fee / sale price.
Worked example
A 5% commission on a $500,000 sale is $25,000, leaving $475,000 before service tax and other closing costs. A $12,000 fee on a $400,000 sale is 3%.

Frequently asked questions
Is 5% the standard commission?
It is only an example. Use the rate negotiated in your listing or service agreement.
Does this divide the fee between agents?
No. It shows the total entered commission. Brokerage and agent splits follow separate agreements.
Is this my final cash at closing?
No. Mortgage discharge, legal fees, taxes and adjustments can materially change the cash received.
