How this calculator works
This page uses the FHFA purchase-only, not seasonally adjusted quarterly indexes downloaded November 1, 2026. The snapshot covers 1991 Q1 through 2026 Q2. Each date maps to its calendar quarter; no monthly interpolation is implied. A selected metropolitan division can cover less than the full city region. The result assumes your home followed its selected area index and does not account for renovations, condition or individual neighbourhood differences.
Formula
Estimated value at target date = known value × target-quarter HPI / known-quarter HPI. Percentage change = target HPI / known HPI - 1. The same ratio works backwards to a past date. National and metro series are kept separate and are never mixed.
Worked example
The national index is 136.31 in 2000 Q1 and 442.72 in 2026 Q2 in this snapshot. A US$100,000 home following that series would have an index-based value of US$324,789.08 in 2026 Q2.

Frequently asked questions
Is the result an appraisal?
No. It applies average area movements to the price you enter. A particular home can appreciate differently.
Why can I not select the latest month?
The bundled official series is quarterly and ends at 2026 Q2. Dates beyond the snapshot are rejected rather than extrapolated.
Can I estimate a past value?
Yes. Choose another valuation date and enter an earlier quarter than the known value date. Both dates must be within the snapshot.
