How this calculator works
Use room revenue and occupied room-nights for the same reporting period, excluding taxes and non-room services. A room sold on ten nights counts ten times. The estimate mode applies occupancy to room capacity, so fractional sold nights describe an average projection rather than a literal booking count.
Formula
ADR = room revenue / sold room-nights. Available room-nights = rooms × days. Occupancy = sold / available. RevPAR = room revenue / available = ADR × occupancy.
Worked example
A ten-room property over 30 days has 300 available room-nights. Revenue of $15,000 from 100 sold nights gives ADR $150, occupancy 33.33% and RevPAR $50.

Frequently asked questions
Is ADR the same as a posted nightly price?
ADR averages actual room revenue across sold nights. Discounts and room mix can make it different from the advertised price.
What happens when nothing is sold?
Historical ADR is undefined with zero sold nights. Estimate mode can still report zero projected revenue at zero occupancy.
Can I use this for a month?
Yes. Enter the calendar days and total room-nights for that month, rather than treating rooms as nights.
