How this calculator works
Choose a reporting period, then count one room-night for every room occupied on each night. Remove inventory unavailable for maintenance for the same period. The result describes utilization, not revenue: a high occupancy rate can still coexist with low room prices. The benchmark difference is an arithmetic difference in percentage points.
Formula
Available room-nights = total rooms × days - unavailable room-nights. Occupancy = occupied room-nights / available room-nights. Benchmark gap = occupancy - benchmark occupancy.
Worked example
With 20 rooms offered for one night and 15 occupied, occupancy is 75%, five percentage points above a 70% benchmark. Over 30 days, 450 occupied nights out of 600 is also 75%.

Frequently asked questions
How do I count maintenance closures?
Add every unavailable room for every night it is out of service. Two closed rooms for three nights make six unavailable room-nights.
Why not divide by the number of rooms?
For a multi-day period you must include nights as well. A room can be sold repeatedly on different dates.
What if all rooms are closed?
The ratio has no available inventory denominator. The calculator reports an error rather than showing 0% occupancy.
