How this calculator works
Use the interest rate, insurance premium and fixed pricing period from your own Pag-IBIG quotation. The displayed default rate and LTV are illustrations, not current programme terms. The payment uses monthly reducing-balance amortization and reports the remaining balance when the initial pricing period ends. Total repayment is a constant-rate scenario; the actual rate may change at repricing. The income share is a personal planning assumption and is not a Pag-IBIG eligibility test.
Formula
Monthly rate i = quoted annual rate / 12. P&I = loan × i / (1 - (1 + i)^(-12 × years)), or loan / months at 0%. Monthly budget payment = P&I + quoted insurance. Entered LTV ceiling amount = property appraisal × maximum LTV. Required planning income = budget payment / chosen income share.
Worked example
A PHP1,200,000 loan at 0% for ten years has PHP10,000 monthly P&I. Adding PHP500 insurance gives PHP10,500 monthly. After five years the principal balance is PHP600,000. At a 35% planning limit, PHP30,000 monthly income covers that payment.

Frequently asked questions
Are the default rates current Pag-IBIG offers?
No. Obtain a current official quotation and replace the illustrative defaults. Rates and special housing programmes can change.
Is mortgage insurance calculated automatically?
No. Enter the quoted monthly amount. Age, coverage and property details can affect the actual premium.
Does the loanable amount mean I qualify?
No. It only applies your entered LTV ceiling to the appraisal. Fund limits, repayment capacity, membership, age and underwriting are outside this estimate.
