How this calculator works
Use the valuation basis requested by your lender, which may differ from the listing price. This tool models a single mortgage and equity making up the full property value. It excludes financed insurance premiums and secondary liens unless you include them in the entered balance.
Formula
LTV = mortgage amount / property value. Mortgage amount = value - down payment. Value = mortgage amount / LTV. Down payment = value × (1 - LTV).
Worked example
A $100,000 down payment on a $500,000 property leaves a $400,000 mortgage and 80% LTV. A $450,000 loan at 90% LTV implies a $500,000 value.

Frequently asked questions
Is this the same as combined LTV?
Combined LTV includes all secured loans. Add the relevant balances yourself if that is the ratio you need.
Does appreciation lower LTV?
It can when the lender accepts a new valuation. It does not automatically change the mortgage balance.
Does 80% LTV guarantee approval?
No. Income, credit, property type and the lender's valuation also matter.
