How this calculator works
Taxes and home insurance are annual amounts spread over the selected number of payments each year. Condo or HOA fees and other costs are monthly amounts converted to that same frequency. The first all-in payment includes any extras due then. A quoted optional monthly PMI model is separate from a financed Canadian default-insurance premium. Constant carrying costs are a budget allocation, not a prediction of future tax bills or an escrow statement.
Formula
Annual carrying costs = property tax + home insurance + 12 × (monthly condo fee + other monthly costs). Periodic carrying costs = annual carrying costs / payments per year. All-in payment = actual principal and interest payment + periodic carrying costs + applicable PMI.
Worked example
At 0%, an $80,000 loan over 120 months has $666.67 monthly P&I. Add $100 tax, $50 home insurance and $50 condo fees per month for an $866.67 housing payment. A $200,000 loan over 240 months with $400 monthly carrying costs totals $1,233.33.

Frequently asked questions
Are property tax and insurance part of mortgage interest?
No. They are ownership costs even when a lender collects them with the mortgage payment.
Does the annual carrying-cost figure include PMI?
No. PMI may stop partway through the mortgage. It is shown separately in the payment table.
Will escrow collect exactly this amount?
Not necessarily. Escrow reserves, billing dates and future adjustments can differ. Use the figure as a budget estimate.
