How this calculator works
The US monthly-compounding payment formula applies to the price less down payment. The comparison uses an editable county and property-specific conforming limit. The default is the 2026 baseline one-unit limit of US$832,750, verified with FHFA; high-cost counties and multi-unit properties can have higher limits. A balance above the entered limit is a size comparison, not a lender approval decision.
Formula
Loan = price - down payment. Monthly rate i = annual rate / 12. Payment = loan × i / (1 - (1 + i)^(-n)), or loan / n at 0%. Interest share = total interest / original loan. A loan is above the entered size limit when loan > limit.
Worked example
A US$1,200,000 purchase with US$240,000 down leaves US$960,000 to finance, above the 2026 US$832,750 baseline. At 0% over 360 months, the payment would be US$2,666.67 with no interest.
