How this calculator works
ELSS investments hold equity market risk. The return is an effective annual assumption, converted to a monthly growth factor for month-end SIP purchases. Each purchase has its own three-year lock-in. The unlocked value is a planning approximation using 36 months per lock-in; actual redemption depends on unit allotment dates. The tool calculates investment value, not your tax deduction or tax bill. Tax treatment depends on the applicable regime and rules.
Formula
Lump-sum value = investment x (1 + R)^years. SIP value = sum of monthly investments x (1 + R)^(months remaining/12). Only purchases at least 36 months old contribute to unlocked value.
Worked example
INR 1,000 invested once grows to INR 1,331 after three years at 10% effective annual return. At 0%, 48 month-end purchases of INR 100 total INR 4,800; the oldest 12 purchases, worth INR 1,200, have completed 36 months.

Frequently asked questions
Is ELSS interest guaranteed?
No. ELSS is a market-linked mutual fund, so returns can be negative.
Can all SIP units be redeemed after three years?
No. The lock-in begins separately for each allotment.
Does this calculate a tax saving?
No. It does not infer a tax regime, available deduction allowance or capital-gains treatment.
